Buying your new home

Buying a new home for the fist time whilst being incredibly exciting can often prove daunting. However it needn’t be. As a house builder which prides itself on customer service we aim to make it a simple as possible. Below is a series of steps which describe the buying process.

Reserving Your New Home.

Once you have chosen your plot a £250 reservation is paid. This will hold your chosen plot at the stated price for 28 days. This fee is none refundable

Mortgage Application

In order to purchase a home most people will need to take out a mortgage. There are many different types of mortgage available. The type of mortgage which is suitable for you depends entirely on your individual circumstances. Independent financial advisers are often a good starting point should your require assistance.

Appointing Your Solicitor

Once you have reserved your home you should advise your solicitor and give the contact details to our Sales Team enabling us to forward all relevant documentation.

Mortgage Offer

Once your mortgage application has being processed the lender will survey your Castle Home and a mortgage offer will be made both to you and your solicitor by the lender. You will then be asked to sign and return these documents.

Exchange of Contracts

All the legal formalities and your mortgage application must be processed during the 28 day reservation period.. An appointment is then made with your solicitor in order to sign contracts. Contracts are then exchanged and either a 5% deposit of the purchase price or in certain circumstance a negotiable amount paid. You now relax and wait for notice of completion

Completion

Once all the building works are complete you will receive a notice of completion and you are your solicitor are notified to legally complete and therefore pay the outstanding balance with 10 working days. Once all legalities are finalised a member of our Sales Team will hand over the keys to your new dream home.

The NHBC established over 60 years ago is an independent standard setting body and leading warranty and insurance provider for new homes in the UK. The NHBC registers around 85% of new homes in the UK.

Being a NHBC registered builder means that we comply with NHBC’s Rules and Standards of construction meaning all homes are formally inspected at key stages of construction. This results in the customer benefiting from Buildmark the most comprehensive 10 year warranty and insurance cover in the UK
